Zoning Permit
Zoning permits are required for the construction, renovation, or demolition of commercial buildings, homes, home additions, decks, sheds, fences, etc.
Zoning permit applications are available at the Planning Department located at 310 Institute Street or you can download the Zoning Permit Application (PDF).
- Zoning permits for homes and commercial applications have a $75 fee.
- Zoning permits for home additions, decks, sheds, fences, etc. have a $30 fee.
Call 757-365-4200 with questions for the town's planning and zoning staff.
Most jobs that require a zoning permit from the town will also require a building permit from Isle of Wight County. Please contact their Permits Office at 757-365-6213 to determine if your job requires one.
Note: If a job is valued at over $25,000, you will need to contact the Town of Smithfield Treasurer's Office about acquiring a business license.

Primary Structures (residences) and Commercial Structures cost $75. All other permits cost $30. Only cash or checks are accepted. Checks should be made payable to "Town of Smithfield."
- Do I need a permit for a fence?

Yes. You also need a Building Permit from Isle of Wight County at 757-365-6213. You will need the following for a Zoning Permit:
- A completed zoning permit application.
- $30.
